Student Houses

Here at SG Lettings, we will find suitable tenants for your student house, and provide a fully managed service during the academic year 2016/2017.

  • 42 Week Contract to run from 1st September 2016 to 28th June 2017
  • Rent £55-£75 per student, per week – payable each term (Sept, Jan, April)
  • Summer retainer of £150 per student payable upon Student Application
  • SG Finders Fee £75 per person
  • SG Management Fee 12% of rent
  • £150 per person Deposit payable before keys to Student in September 2016

When we visit your property we will advise you of the market value for your property based on location, furnishings and market timing. We start to receive Student enquiries at the end of November and applications for properties are taken from December.

Landlord Payments

Here is an example of how landlords are paid:

Example 1: 4 Bed Student Property at £65 pppw

  • Summer Retainer minus Finders Fee’s = £300
    Paid when Student Applications are received (usually December – March)
  • Term 1 – 18 Weeks net of MF @ 12% = £4,118.40
  • Term 2 – 12 weeks net of MF @ 12% = £2,745.60
  • Term 3 – 10 Weeks net of MF @ 12% = £2,288.00
  • Total Received by Landlord – £9,452

Example 2: 5 Bed Student Property at £65 pppw

  • Summer Retainer minus Finders Fee’s = £375
    Paid when Student Applications are received (usually December – March)
  • Term 1 – 18 Weeks net of MF @ 12% = £5,148
  • Term 2 – 12 weeks net of MF @ 12% = £3,432
  • Term 3 – 10 Weeks net of MF @ 12% = £2,860
  • Total Received by Landlord – £11,815

FAQ’s

How do I know if my house is suitable as a Student House?
Contact us on 01270 623 241 or email us at info@sglettings.co.uk and we’ll arrange for our one of our Student Lettings agents to speak with you and arrange a suitable time for a viewing. We will be able to tell you if the property is suitable, or of any works required, before we begin advertising the property or conducting viewings.

When should I begin advertising my property for the next Academic Year?
We usually start receiving enquiries in November, so if you’re considering us letting your property for you from September of the next Academic Year, you should get in touch at the earliest opportunity – for every enquiry we receive where your property isn’t being marketed, it’s potentially a lost opportunity for you.

Are there any alterations I need to make to the property in order to satisfy local authority regulations or safety standards?
Contact us on 01270 623 241 or email us at info@sglettings.co.uk and we’ll arrange for our one of our Student Lettings agents to speak with you and arrange a suitable time for a viewing. We will be able to tell you if the property requires alterations in respect of local authority regulations or safety standards.

When do I receive any rental payments?
On your behalf we will collect the Summer Retainers and we will remit this payment to you, minus our fees upon signing the AST. All other rental payments are paid once we’ve received the rent from all the students in the house termly in September, January and April. There can sometimes be delays by a matter of days when student loans are in place, as these are not usually all paid to students at the same time.

How will you make sure my property is looked after?

With our managed service we will inspect your property during each half-term, which is usually in October, December, February and April. If any breakages or damage is identified we will inform you of this, and work to resolve this directly with the tenants on your behalf. At the end of tenancy we will carry out a check-out inspection and we will refer to any inventory report that was produced at the start of the tenancy (our Inventory Clerk can produce this for you at an additional charge, please enquire). All deposits are held in a 3rd party protection scheme and we will process any applicable deductions on your behalf, with consideration for fair wear and tear.

Can you get my property ready and take care of everything for me?
We can arrange property refurbishments and alterations on your behalf. This is a good way to ensure the property is most suitable for the tenants. All contact with the tenants will be made by us and we will simply inform you of any property repairs required and the associated cost options. Once rent is received we will remit payment directly to your bank account.
